Engineers Begin Master Planning LEDC Properties JWC | 23-Nov-2007
In the Summer of 2007, the Lindale Economic Development Corporation (LEDC) aquired two parcels to be developed into business/industrial parks. Both parcels are in the vicinity of I-20 and Harvey Road. A 105-acre parcel is southwest of I-20 and Harvey Road, and the other pacel is a 134-acre parcel northwest of I-20 and Harvey Road. The Target Distribution Center occupies the southeast corner of the same intersection.
LEDC has taken a major step toward developing the two recently acquired parcels. The organization has hired the engineering firm of Adams Engineers to conduct studies to master plan the sites. Adams Engineering is a Tyler based company that has worked with several cities in east Texas to plan and develop business/industrial parks. According to LEDC President, John Clary, Adams has helped create several successful industrial parks, and brings the added advantage in that they have excellent contacts with a number of large retail and industrial companies.
Adam's contract calls for the firm to conduct a boundary survey and a 1-foot contour map of the site. They will also do a Phase 1 environmental study, drill a number of geotech corings, identify wetlands, provide a preliminary utility infrastructure plan, and create sample drawings of proposed development options. The contract is approximately $120,000 to include both parcels, and the project is expected to be completed within six months.
The LEDC Board has appointed an advisory committee to work with the Engineers. The 10-person advisory board includes two members of the LEDC Board of Directors, one City Council member, City Code Enforcement officer, Charles West, LEDC President, John Clary, and five members, each appointed by the five LEDC board members. Members of the Committee are: Red Brown, Todd Richardson, West, Clary, Jim Mallory, Chuck Goldsmith, Woody Mitchell, Joe Terry, RJ Collins, and Jim Parks.
